How does package delivery work?

Packages are delivered safely to Luxer One lockers, so you can pick them up anytime that’s convenient.

Do the apartments have high-speed internet access?

Yes! High-speed internet is available through local providers like AT&T, Verizon, and Xfinity.

Is there bike storage available on the property?

Bike storage options may vary. Feel free to reach out to the leasing office for current availability.

Are there laundry facilities in the complex?

Yes! Every apartment comes with its own washer and dryer so laundry day is a breeze.

What amenities are available in the complex?

The Skylark offers a variety of amenities designed to make life easy, fun, and relaxing for our residents:

How do I renew my lease?

Renewal offers are sent out ahead of your lease expiration. You can review and accept your renewal through the resident portal or contact our leasing team for assistance.

Is renters’ insurance required?

Yes, all residents are required to carry renters’ insurance for the duration of their lease.

Can I sublease my apartment?

Subleasing or assigning a lease is not permitted unless written approval is provided by management and all lease requirements are met.

What lease terms are available?

Skylark Atlanta offers flexible lease terms ranging from 6 to 16 months, depending on availability at the time of application.

What are the income requirements to qualify?

Household income must be at least 2.5 times the monthly base rent.

What documents do I need to provide for the application process?

To get started, you will need a valid government-issued photo ID and proof of income. This can include recent pay stubs, bank statements, or 1040 tax documents. In some cases, additional documentation may be requested during the screening process.

How do I apply for an apartment in your complex?

Applying is simple and can be completed online through our resident application portal. Once you find a floor plan you love, we recommend applying right away, as homes are approved on a first-come, first-qualified basis.

What is your smoking policy?

The Skylark is a smoke-free community.

Tell me more about the location of The Skylark, and what transportation options are available nearby?

The Skylark is located in the charming Chosewood Park neighborhood, just south of downtown Atlanta. You’ll be close to the BeltLine, a popular multi-use trail, and just a short drive from Grant Park and Little Five Points, both known for shops, restaurants, and entertainment.

For public transit, several MARTA bus stops are within an easy 8–15 minute walk:

  • United Ave @ Home Ave SE (~0.42 mi)
  • Cherokee Ave & Ormond St / Cherokee Ave & Grant Park Pl (~0.5–0.6 mi)
  • Cherokee Ave SE & Augusta Ave SE (~0.68 mi)

These buses connect you to other parts of the city and MARTA rail stations, though trips may involve transfers depending on your destination.

What nearby schools or childcare facilities are available?

We’re close to several convenient options for families, plus fun and recreation along Atlanta’s BeltLine Trail and Zoo Atlanta.

How do I report a noise complaint?

You can easily submit concerns through the resident portal or reach out directly to the leasing office.

Are there quiet hours in the community?

Yes, quiet hours are in place to ensure everyone can enjoy a peaceful home environment.

Are there any community events or activities organized?

Absolutely! We host two to three fun resident events every month so you can meet neighbors and enjoy the community.

Are there additional fees, such as amenity or technology fees?

Additional fees may apply depending on selected services or amenities. Our leasing team can provide a full breakdown and answer any questions.

How can I pay my rent?

Rent is paid conveniently through the online resident portal using approved electronic payment methods.

Are utilities included in the rent?

Utilities are not included in base rent. Water, sewage, and trash are billed based on usage and posted monthly through the resident portal for easy tracking.

How much is the security deposit, and when is it due?

Security deposit amounts vary and are due prior to move-in. Your specific deposit amount will be provided once we approve your application.

How quickly are maintenance issues addressed?

Routine requests are addressed during regular business hours, and 24-hour emergency maintenance is available for qualifying issues.

How do I submit a maintenance request?

Maintenance requests can be submitted through the resident portal or by contacting the leasing office directly.

How long does it take to receive the security deposit refund?

Security deposit refunds are processed within the timeframe required by state law after move-out, pending final inspection and account reconciliation.

What is the move-out process like?

Before your move-out day, you will receive clear instructions covering cleaning expectations, key return, and inspection details to help everything go smoothly.

How much notice is required before moving out?

A minimum of 60 days written notice is typically required, as outlined in the lease agreement.

What happens if I need to break my lease early?

Early lease termination is handled according to the terms of your lease agreement and may include notice requirements and applicable fees.

Are there any restrictions on decorating or modifying the apartment?

We want you to feel at home at Skylark Atlanta. Residents are welcome to decorate within standard community guidelines. Any permanent changes, alterations, or painting will need prior written approval from management.

Are there services to help with the move-in process?

Our leasing team will guide you through each step, including move-in instructions, key pickup details, and access to the resident portal to help make your transition smooth and stress-free.

Are there move-in or application fees?

Yes, the following non-refundable fees are due at the time of application:

  • Application fee of $150 per applicant
  • Administrative fee of $135

Are EV charging stations available?

No, EV charging stations are not currently available on the property.

Are there restrictions on overnight guests?

Overnight guests are welcome. However, extended stays must comply with lease guidelines and may require prior management approval.

Is parking available, and is there a fee?

Yes, resident parking is available. Parking options, availability, and any associated fees may vary, so check with the leasing office for current details.

What on-site amenities do you offer to accommodate pets?

Exciting news! We’ll be adding a dog park in 2026, giving your furry friends a fun spot to play, run, and make new friends.

What is the pet policy for specific breeds or sizes?

We welcome most pets! Some breeds are restricted, and aggressive breeds aren’t allowed. Our team can share the full list, so you know exactly what’s accepted.

Is there a pet deposit or a monthly pet fee?

Yes. There’s a $400 pet deposit, a $400 one-time pet fee, and $25 monthly pet rent. If you have questions about current pet-related fees or want to confirm details for your specific situation, our leasing team is happy to help. 

Do you allow pets in the apartments?

Yes! The Skylark is a pet-friendly community, so your four-legged companions are welcome to call our Grant Park apartments home too. With walkable streets nearby and green spaces close by, it’s an easy place to settle in with your pet.

How do I tour an apartment and check out the community?

We’d love to show you around! You can schedule an in-person or virtual tour online, by phone, or by reaching out to our leasing office. Drop-ins are also welcome during normal business hours when available.
